PP&E Valuation Definitions.

When you are new to valuations, especially plant and machinery valuations, there is bound to be a slew of unfamiliar terms. While our expert valuers do try to communicate and speak plainly to ensure there’s no miscommunication, here are some plant and equipment valuation definitions that may be useful to know:

  • Plant and Equipment: A term that is used to refer to all tangible (fixed) assets of a business. These assets can be property, equipment, machinery, and other items that are essential to the operation of a business that is neither sold nor consumed.
  • Plant & Machinery Valuer: A valuer with the necessary training and experience to specialise in the valuation of property, plant and equipment. Plant & Machinery is a term that is interchangeable with plant and equipment.
  • Valuation: An evidence-based process of determining the value of an asset at a certain date. This must be conducted by a qualified valuer.
  • Market Value: The estimated monetary value of an asset for which it can be exchanged between a willing buyer and a willing seller through an arm’s length deal.

Valuer Methodology.

Plant and machinery valuers may use multiple valuation methods to provide the most precise and relevant valuation report for their clients. There are three methodologies that we use frequently here at Plant and Equipment Valuation VIC. These three main methodologies are:

  • Comparison Approach: A valuer will examine the transactions of assets that are comparable to your own. The purchase price or other value given to these assets at the time of the transaction is used in a valuer’s calculations for the market value of your property, plant and equipment.
  • Income Approach: The annual net operating income of the asset is used in the calculations of value using this approach. This is the income an asset generates minus any expenses and liabilities.
  • Cost Approach: A sum of all the variables that factor into the value of property, plant and equipment. These variables include age, size, use, model, and all other relevant information about the asset.
